Propane is the single biggest operational risk
An 80-gallon tank feeding a tankless water heater for 12 guests will burn far faster than it ever did for family use. Running dry means no hot water and a one-star review. Put a tank monitor on it that texts at 30%, and switch the supplier from will-call to automatic delivery before listing.
CO detectors are not optional here
Propane appliances plus a generator make carbon monoxide a real hazard, not a checkbox. Airbnb requires them, the short-term rental insurance policy will require them, and they are the one item on this list that has to be right.
2.5 baths for 12 people is the listing's weak spot
Three bedrooms and the loft share one full bath upstairs. It can't be fixed with furniture, but it can be softened: a hair dryer in every bedroom as well as every bath so hair drying never occupies a shower, and towel bars and hooks together rather than one or the other. The outdoor shower in the fenced yard is the sleeper asset here — it already exists, and with hooks and a bench it absorbs the after-swim rush that would otherwise queue for the upstairs bath. Photograph it and name it in the listing. Be upfront about the bath count too — guests forgive a known tradeoff and punish a surprise.

Every sheet and pillow count below traces back to this table. Two full sets let Kandi's team strip and remake in one visit while the dirty set goes off-site; the half set absorbs a stain or a same-day turnover. Towels are figured separately, at 1.5 sets.

JFor Adam to track down
Six things nobody has the answer to yet. The first two change what gets bought; the rest need answers before the listing goes live.
- Measure the office sleeper sofa mattress. Everything above assumes it's a queen, which is what lets its sheets swap with the two upstairs bedrooms. If it's smaller, three sheet sets change size.
- Are there kayaks or paddleboards, and will guests get to use them? The dock is a real draw and watercraft is what turns a lake listing into a destination. It also sets the life jacket count and has to match what the short-term rental policy actually covers, so check the policy language before advertising them.
- Generator details. Make and model, automatic or manual start, fuel source, and when it was last serviced. It needs a written procedure in the house manual and a service interval on the calendar either way.
- Confirm the RV hookup is covered by the insurance policy. It's going in the listing as an amenity, which makes it worth one call to the agent first. Almost nothing else on the lake offers it.
- Propane supplier and account. Who delivers, and can the account be switched from will-call to automatic delivery before the first booking.
- What's staying versus being replaced before photos. Anything staying has to survive the shoot, so this decides the shoot date as much as the shopping list does.
